June 2022- Happy Summer!

11/1/22  |  Emily Lundell

What will your buyer remember?

Summer in NYC!  Happy Summer Solstice.

There has undoubtedly been a shift in the market recently.  That said, it's been interesting to see what is still moving.  As exemplified by the luxury report below, new development is still doing well.  On a more "every day" scale, fully renovated homes are as well.  Buyers are reluctant to purchase anything that requires updates.

I was showing a property to a buyer recently.  When we finished touring the home, she said to me "the grease splatters on the kitchen wall were disgusting", and later referred to it as the "grease apartment".  As a seller, or a seller's broker, I would not want that to be what a potential buyer remembers.  Now more than ever, prepping and cleaning is so important.

On the flip side, buyers, this is your chance to look past a grease splatter.  Maybe an apartment doesn't need a full reno, but would benefit from a deep clean, fresh paint, and your killer style.  Let's find that one.

Hope it was a great Father's Day to all the dads out there.  Let's make it an awesome summer.

Saludos and Namaste,

Emily
